North America's Only Full Lifecycle Data Centre Practice

While generalist brokers treat data centres as a subcategory and real estate firms stop at the lease, PowerSite Data Center Group operates across the entire value chain — from identifying the parcel through commissioning the operating facility. We understand substation capacity, redundancy requirements, N+1 cooling economics, carrier-neutral access, and zoning pathways before you spend a dollar on due diligence.

Through our exclusive development partnership, we extend beyond advisory into hands-on project management and construction — including rapid-deployment modular data centers that compress traditional 24-month builds to as few as 6 months. Canadian operators ready to scale into the US market trust us to navigate both regulatory environments. Institutional investors trust us to run structured disposition processes.

Why Canada Now.

Abundant Clean Power
Canada generates over 80% of its electricity from non-emitting sources — hydro, nuclear, and wind. For operators with ESG commitments or hyperscalers targeting 100% renewable claims, Canadian power infrastructure is structurally advantaged over most US markets.
🌡️
Natural Cooling Advantage
Cold climates dramatically reduce mechanical cooling loads, PUE ratios, and energy costs. Canadian facilities routinely operate at PUE below 1.2 — levels that Arizona or Texas operators cannot achieve without massive capital investment in cooling infrastructure.
🏗️
Greenfield Land Available
Unlike saturated US markets where transmission-adjacent land commands hyperscale premiums, Canadian provinces offer abundant industrial land near power infrastructure at a fraction of the cost. Alberta and Saskatchewan in particular have significant land supply near transmission lines.
🔒
Data Sovereignty Demand
Canadian data residency laws and post-Patriot Act concerns drive persistent demand for in-country data storage from Canadian enterprises, financial institutions, healthcare systems, and federal government agencies — creating durable anchor tenant demand in every Canadian market.
🌐
Fibre & Latency
Toronto, Calgary, Vancouver, and Montreal are all major fibre hubs with direct connections to US internet exchanges. Sub-20ms latency to Chicago, Seattle, and New York from Canadian data centres makes proximity-sensitive applications fully viable.
📦
Modular-Friendly Regulatory
Canadian municipal permitting pathways for prefabricated and modular data center structures are increasingly streamlined — particularly in industrial-zoned areas. Combined with our development partner's modular expertise, Canadian builds achieve faster go-live timelines than comparable US jurisdictions.
💰
Tax & Capital Incentives
Federal and provincial capital cost allowances, accelerated depreciation, and regional investment incentives reduce effective CAPEX in Canadian data centre developments. Alberta's zero provincial sales tax further reduces construction and operational costs.
🤝
Stable Political & Legal
Stable rule of law, consistent property rights, transparent capital markets, and a predictable regulatory environment reduce country risk for institutional investors allocating to digital infrastructure — Canada consistently ranks among the safest jurisdictions globally for long-duration capital deployment.

Canadian Operators.
US Ambitions.

Canada's leading data centre operators, developers, and investors are increasingly looking south. PowerSite Data Center Group is the only Canadian-headquartered data centre real estate advisor with the networks, market knowledge, and cross-border structuring experience to guide you through US site selection — from initial brief to site control. And through our development partnership, we can now deliver the build on both sides of the border.

Why Canadian Operators Expand to the US
  • Access to larger, deeper pools of enterprise and hyperscale demand than any single Canadian market
  • USD-denominated revenues provide natural hedge against CAD/USD fluctuations
  • US capital markets and REITs provide higher valuation multiples for US-sited digital infrastructure
  • US hyperscale customers frequently prefer in-country data centre solutions for compliance
  • Modular deployment capability allows rapid US market entry without 24-month construction delays

Deploy Capital into Digital Infrastructure.

The data center sector is one of the fastest-growing asset classes in commercial real estate globally — and Canada is significantly under-built relative to demand. PowerSite Data Center Group connects institutional capital, family offices, private equity platforms, REITs, and high-net-worth investors with data center development opportunities, stabilized assets, and co-investment structures across Canada's three primary markets.

We work with capital partners across the full risk spectrum — from core acquisitions of stabilized, tenanted facilities to value-add repositioning, development JVs, and ground-up construction co-investments. Our advisory fee structures can accommodate equity participation, ensuring our incentives are directly aligned with yours.

Institutional Capital Family Offices Private Equity REITs Pension Funds Sovereign Wealth
Investment Structures We Support
  • Core Acquisition — Stabilized, tenanted data center facilities and portfolios with long-term lease income from creditworthy operators
  • Development JV — Joint venture structures on ground-up or modular data center developments, from site control through lease-up
  • Preferred Equity / Mezzanine — Structured capital placement into data center developments with preferred return and equity upside
  • Land Banking — Acquisition of transmission-adjacent land in Canadian markets ahead of data center demand crystallizing
  • Sale-Leaseback — Structured dispositions where operators monetize owned facilities while retaining operational control through long-term leases

Our Process.

01
Intake & Brief
We start with a structured brief — your power requirements, timeline, geography, capital structure, and any site constraints. This scopes the engagement and determines which services (real estate, advisory, construction, or all three) apply to your project.
02
Market & Site Research
We canvas target markets using our proprietary site database, utility relationships, and landowner networks to identify viable parcels — including off-market opportunities unavailable through public channels.
03
Siting Analysis
Each shortlisted site receives a technical assessment covering power availability, fibre access, water supply, climate risk, zoning pathway, and preliminary construction cost benchmarking. We filter to the sites worth pursuing before you spend on due diligence.
04
Site Control & Structuring
We negotiate and structure the site acquisition, JV arrangement, or lease agreement — including LOIs, PSAs, conditional clauses, utility access agreements, and any entitlement pre-conditions required to de-risk before going firm.
05
Deliver or Advise
For clients requiring full delivery, we transition to our development partnership — managing engineering, permitting, construction, and commissioning through to operational handover. For advisory clients, we continue as your real estate and capital markets counsel through to close.

How We Get Paid.

PowerSite Data Center Group earns compensation through three advisory models — success fees, consulting retainers, and equity co-participation — depending on the engagement type. All structures are fully disclosed and agreed upon before any work begins.

On construction and project management engagements, our development partner charges separately for their delivery services. Those fees are distinct from, and in addition to, any PowerSite advisory fee and are governed by a separate construction or development management agreement directly between the client and the development partner.

Development Partner Fees
Independent of PowerSite Advisory Fees

When PowerSite engages our development partner for project management and construction delivery, the partner's compensation is governed by a separate agreement negotiated directly with the client. This fee is entirely distinct from any PowerSite consulting retainer, success fee, or equity arrangement. Clients receive full transparency on both fee structures before committing to any engagement.

Upfront Mobilization Fee

A fixed upfront payment at project commencement covers preconstruction, engineering mobilization, procurement setup, and initial site establishment costs. Scope and amount defined in the development management agreement.

% of Total Project Cost

The development partner earns a percentage-based fee calculated on total verified project costs — covering construction management, procurement, subcontractor coordination, and quality oversight through practical completion. Percentage negotiated at project outset and fixed in the agreement.

Performance-Based Bonuses

Milestone-linked bonuses reward on-time, on-budget delivery at defined project gates — typically tied to events such as structural completion, power energization, and final commissioning sign-off. These incentivize speed and quality while aligning the partner's success with yours.

Important: Development partner fees are separate from and in addition to any PowerSite advisory compensation. Clients receive a clear, itemized breakdown of all anticipated fees from both parties — PowerSite and the development partner — prior to signing any engagement agreement. No fee is earned by either party without explicit client acknowledgment.

Frequently Asked.

What makes PowerSite different from a general commercial real estate agent?

General commercial real estate agents treat data centers as one asset class among many. PowerSite operates exclusively in the data center vertical — understanding substation capacity, power purchase structures, cooling loads, fibre redundancy, N+1 engineering, and zoning pathways before advising clients. This is not a side practice. It is the only practice.

Can PowerSite help me deploy capital into Canadian data center assets?

Yes. We work with institutional investors, private equity platforms, REITs, family offices, and pension funds seeking to deploy capital into Canadian digital infrastructure. We identify acquisition targets, run structured sale processes, advise on JV structures, and can co-invest equity on qualifying development projects. Contact us with your mandate and we will identify suitable opportunities.

How do I find a data center development partner in Canada?

PowerSite functions as a full development partner — not just a broker. Through our exclusive partnership with a specialist modular data center builder, we take projects from land identification through commissioning. We manage engineering, permitting, procurement, construction, and handover. Our development partner has delivered data centers across North America using prefabricated modular technology that cuts build timelines to 6–12 months.

What is a modular data center and is it the right choice for my project?

A modular data center uses factory-engineered, prefabricated units built in parallel with site preparation — then delivered, installed, and commissioned on-site. Advantages include dramatically shorter timelines (6–12 months vs. 18–24+ for traditional builds), lower CAPEX risk, Tier III reliability, and the ability to scale capacity in phases as demand grows. We assess whether modular or traditional construction is better suited to your specific site, budget, and timeline.

Which Canadian provinces does PowerSite cover for data center site selection?

Our primary Canadian coverage includes Alberta (deregulated power, abundant land, cold climate), Ontario (deepest demand, GTA corridor, low-carbon hydro/nuclear), and Saskatchewan (emerging market, low entry cost, government anchor demand). For US expansion, we source sites in Northern Virginia, Texas, Georgia, Arizona, Ohio, and the Pacific Northwest for Canadian operators expanding their footprint south.

Do you work with landowners who think their property may suit a data center?

Yes. If you own industrial-zoned land, land near transmission infrastructure, or large parcels in Alberta, Ontario, or Saskatchewan, we would like to hear from you. We evaluate sites against data center suitability criteria — power access, fibre proximity, water supply, zoning pathway, and site geometry — and connect qualifying landowners with our operator and developer network. Use the contact form to submit your site details.
